At last, the spring is upon us and you may have been thinking about selling your home.  There are certain renovations that will give you the most bang for your buck including:

Kitchen – prospective buyers will be looking at the kitchen first and foremost since it is considered the “hub of the home”.  Since most living happens in the kitchen, it is worthwhile ensuring that the kitchen has a good flow and functional.  Countertops, stainless steel appliances, hardware and neutral colors will ensure that the kitchen looks clean and inviting.

Bathroom – The bathroom renovation will be key in obtaining a greater return on investment (ROI) as this is the next area where people will be spending a great deal of time getting ready for the day.  Tiling, updating countertops, replacing bathtubs, or installing glass showers, and installing new hardware will ensure that buyers envision themselves relaxing in an oasis. 

Windows and Doors – A lot of energy seeps through cracks and crevices in doors and windows.  Up to date windows and doors are energy rated and will ensure that a buyer can keep utility costs down.

Flooring – Hardwood, laminate and engineered wood floors are the most popular options as it repels allergens and makes the house cleaner.  If carpet is the choice, the best options are a low pile option such as berber or a plush pile in a neutral color.  Hardwood will net a greater ROI. 

Finishing the Basement – A prospective buyer will see it as more favorable if the basement is finished as they will not have to put forth the effort and money to finish it themselves.  It is sometimes considered daunting to a new homebuyer. 

Paint – I’ve said it before, nothing is more pleasing to the eye than a neutral color palette, it is the least expensive renovation but it will make the home look bigger, cleaner and more inviting.
